Cap Rate

Cap Rate, or capitalization rate, is net operating income divided by property value or purchase price.

Also known as: capitalization rate

Definition

Cap Rate, or capitalization rate, is net operating income divided by property value or purchase price. It is a market-based indicator used to compare income-producing properties, but it does not account for debt structure, future capital needs, lease risk, or changes in income.

Why it matters

This helps owners connect operational activity to cash flow, value, financing, risk, and return so decisions can be made on evidence rather than assumptions.
