Build-to-Rent

Build-to-rent is housing constructed on a builder's land with the intention that the completed homes will be operated as rentals rather than sold.

Also known as: built-for-rent; BTR; single-family rental community

Definition

Build-to-rent is housing constructed on a builder's land with the intention of renting the completed homes. The operating model commonly combines individually maintained homes with community-level leasing, amenities, common areas, and resident services.

Why it matters

The model requires both community-wide performance management and home-level condition control, including warranty tracking, preventive maintenance, turns, leasing velocity, amenities, and resident experience.

Owner and investor takeaway

Align development assumptions with the recurring staffing, maintenance, leasing, capital, and service standards required after delivery.

Staff operating takeaway

Coordinate home-level work with community operations and preserve warranty, asset-condition, and resident-service evidence from initial lease-up onward.

Watch for this

Common mistake

Treating build-to-rent as conventional apartments or scattered-site rentals without designing an operating model for its combined characteristics.
