A Tenant Improvement Allowance (TIA) is a capital sum negotiated within a commercial lease that the landlord provides to cover or offset the cost of designing, constructing, and outfitting tenant-specific office, retail, or industrial spaces.
TIAs are typically distributed as progress reimbursements against contractor invoices or applied as credits against initial construction milestones.
