An Adverse Action Notice is a statutory written communication required under the federal Fair Credit Reporting Act (FCRA).
Property managers must deliver this notice to any applicant whose rental application is rejected, or accepted with unfavorable conditions (such as requiring a higher security deposit or co-signer), based wholly or partially on information obtained from a consumer credit report or background screening agency.
